By the end of this course, you will be able to identify which water management provisions apply to a balcony, podium or concrete roof, and which common conditions sit outside them entirely. The four numbers that now define a regulated balcony under NCC 2025, a minimum one in eighty fall, a 70 mm step down, a 70 mm monolithic hob and an overflow invert 20 mm below the internal structure, are applied where the Code applies them, at the structural substrate rather than the finish. Thresholds, membrane terminations, exposed joints and penetrations are examined as the places where these systems actually fail, including why the termination height and the step down are two different dimensions. Drainage outlet position, membrane selection and the finish above it are treated as design decisions that have to be settled before the structural drawings are issued. Finally, you will be able to produce the balcony detail and coordination record that establish what you specified and who carried every other decision.
